On zoom app marketplace, when I click develop then build app then I try to click on “Server to Server OAuth App” and all the other options available but they are disabled, I can’t click them, the cursor get’s disabled and doesn’t let me click it.

I would make sure that the user you are logged in as has permission to create all app types.
